New developments continue to rise even as the leaves begin to fall. As expected, there aren’t any signs of slowing in the luxury market as the race to the top continues for developers, sellers, and buyers alike. In order to keep you in the race, The Modern Agent has chosen three top-tier developments you should keep your eye on this fall.
400 Park Avenue South, located on 28th street in NoMad, is a brand new 42-story luxury building boasting 363 apartments. Developed by Toll Brothers City Living and designed by Pritzker Prize-winning architect Christian de Portzamparc, every detail of 400 Park Avenue South will be executed to absolute luxury perfection. Exterior and interior finishes will exude top of the line craftsmanship and its modern form is expected to change the Manhattan skyline.
Buyers can choose from 18 floorplans ranging from one to five bedrooms. World-class amenities will feature 24/7 concierge service, a garden courtyard, a rooftop terrace with BBQ grill, a residents’ lounge, media room, children’s playroom, screening room, golf simulator, conference meeting room, and a state of the art fitness center that will include a lap pool with Jacuzzi, a yoga room, spin room, and a steam room.
If you are looking for a slice of West Chelsea living, consider Village Green West located at 245 W. 14th Street between 7th and 8th Avenue. Developed by Alfa Development and designed by KBA Architects, this 12-story building will feature a total of 27 apartments. Village Green West is the third green building under the Alfa Development team that will be completed with LEED Gold certification. Amenities include a roof terrace, wellness center, sauna, treatment room, coffee bar, and bike storage.
The interiors will showcase a refined esthetic reflected in sustainable materials, high ceilings, crown molding, and wide plank European oak floors throughout. Some apartments also feature private terraces or balconies with views of downtown Manhattan. Kitchens highlight high-end appliances such as a Smeg cooktop and convection oven, Liebherr refrigerator, Miele dishwasher, and Liebherr wine refrigerator in select apartments. Expect custom white paneled cabinets from Siematic, countertops from Caesarstone, and fixtures from Lefroy. Bathrooms utilize glass-enclosed showers, a deep soaking tub and marble walls, and Toto toilets. It is centrally located at the intersection of the West Village, Chelsea, and the Meatpacking District.
Developed by Time Square Development, 325 Lexington Ave, between 38th and 39th streets, will be a new edition to Murray Hill’s growing number of new developments. Beginning in 2008, developers had original intentions of constructing a 31-story, mixed-used building with 103 apartments. Previous renderings highlighted a modern exterior building with protruding boxes designed by the architectural firm Studio Dror. Since 2008, this project has started and stalled.
Despite the anticipation of a tall building with a unique modern exterior, new plans have resurfaced for the intended direction of 325 Lexington Ave. As with any new direction, a new designer was selected, architect H. Thomas O’Hara. O’Hara has scaled back the project’s design and the building will now feature a glass curtain wall with 25 floors and 75 apartments in total. The residence will have a duplex penthouse and a mezzanine commercial space. Residents will also gain access to the building’s fitness center. The building is currently under construction so keep your eyes open for a new face in Murray Hill very soon.
