Not So Good
It is under a land lease and has high maintenance for a new construction building. It is far from the subway.
Quality build, spacious layouts make it a top pick, but some of the non-aesthetic factors prevent the Azure from being a big hit, especially having a land lease which puts a lot of buyers off.
The Azure is located at 333 East 91st Street. It is one of the few new construction properties that has come up on the northern tip of Upper East Side. The building is a Condo, otherwise a co-op with condominium-type by-laws. It is made up of 128 apartments on 34 floors with a selection of studios, one, two and up to five bedroom homes. As the name signifies, the exterior of the building has a light blue hue throughout, which is made up of floor-to-ceiling windows for each of the apartments. High quality finishes and large open plans can be found throughout with distinctive open kitchens and bathrooms with windows. Amenities at the Azure include full time doorman, fitness room, lounge and a rooftop deck. Since it is a Condo, there is no board approval, and you can put as little as 10% as a down payment.
