Spotlight: defining Downtown – Essex Crossing
The Lower East Side is ready for a resurgence, in the form of 1.9 million square feet at the intersection of Essex and Delancey streets. The former Seward Park Extension Urban Renewal Area sat vacant for 50 years but is getting new life with the ambitious Essex Crossing project. A combination of residential, office, and retail space over 8 city blocks, Essex Crossing is the second-largest development neighborhood in Manhattan, and will virtually connect Soho, the Financial District, and Williamsburg. Best of all, it offers a unique blend of modern conveniences in the heart of a historic neighborhood.
Plenty of Housing Options
At the forefront of the development is the 242 Broome luxury condominium residences. At 14 stories, the building houses 55 units, each designed by DXA Interiors. Homes are designed with plenty of natural light, as well as fine details like marble surfaces and kitchens with Gaggenau appliances. Amenities in the building include a fitness center, entertainment lounge, landscaped rooftop, and a children’s playroom. Twenty-six stories are going up at 180 Broome Street, with a plan for the office, retail, and mixed-income housing. The eight-story building at 140 Essex Street and 175 Delancey Street will feature affordable apartments for seniors and renters with lower incomes.
More than 190 units of the residential buildings in the project will be reserved just for seniors, and a senior center is planned for the location, as well. The 25 stories at 115 Delancey Street will feature 195 1-to-3-bedroom apartments, as well as a Regal Cinema movie theater, bowling alley, a medical center, and an entrance to the Market Line.

Shops and Shops
The Market Line is one of the most exciting features of the project. It is set to be one of the largest markets of its type in the world, with more than 100 local vendors and covering three city blocks. It will be anchored by the new home of the Essex Street Market, a staple of the Lower East Side for decades. Most impressive is that it will be entirely underground, with 60-foot high ceilings. There are also plans in the works for a Trader Joe’s and a small Target, as well as plenty of space for more retail throughout the 2 million square feet.
World’s First Lowline Underground Park
In addition to the market, the Lowline underground park is planned to be finished by 2021. The one-of-a-kind park will use solar technology to make a green space in a former trolley terminal. Indoor gardens will cover 9,000 square feet of the development, as well. Above ground, the developers of Essex Crossing have a 15,000-square-foot park planned for Clinton Street, a 10,000-square-foot urban farm on Delancey Street, and more than 60,000 square feet of terrace landscapes throughout the complex.
